  • Total area — the main lever; rate per sq ft falls materially across a full floor plate
  • Subfloor condition — levelling and moisture treatment can rival the flooring cost, and cannot be assessed from a photograph
  • Zoning — many small zones with different materials and transitions cost more per sq ft than one open area
  • Installation window — evening, weekend and phased work carries a labour premium over an empty site
  • Furniture handling — who dismantles and shifts workstations is a real cost line; agree it before quoting
  • Accessories — skirting, transitions, stair nosings and entrance matting
  • Acoustic and compliance requirements — fire-rated and certified products where the building demands them
Where the money is best spent in an office: circulation zones and reception. They take the traffic and carry the impression. Workstation areas under desks can take a lower grade without anyone noticing, because they are barely walked on — specifying one grade uniformly across a floor plate is the most common way office budgets get wasted.
