A commercial floor is judged on different criteria from a domestic one. Nobody asks whether an office carpet tile is beautiful; they ask how it performs under a thousand footfalls a day, whether a damaged tile can be swapped without relaying the floor, and whether it can be installed over a weekend without stopping work. Why Commercial Specification Is Different

The four things a domestic buyer never has to think about, and a commercial one is answerable for:

On slip resistance and fire ratings, insist on documentation. Where a rating is required, it must come from the manufacturer's certification for the specific product supplied — not from a description in a quotation. We will tell you plainly when a product carries a documented rating and when it does not, because that distinction is the one that matters if there is ever an incident or an inspection.

The subfloor decides the outcome. Most commercial floor failures we are called to inspect are preparation failures, not product failures — laid over damp screed, laid over an uneven surface, or laid with no acclimatisation. Commercial buyers reasonably want to see comparable work before appointing anyone. These are documented projects with the specification and approach set out:

Procurement

  • GST invoice provided on all commercial supply
  • Purchase order supply can be arranged, with quotation on letterhead and agreed payment terms
  • Consolidated quotations with material, preparation, accessories and labour as separate lines — so you can compare like with like against other quotes
  • Zone-by-zone pricing where a project will be phased across budget periods
  • Documentation at handover — product specification, batch details and any compliance certification for the material supplied
For a comparable quotation, send a floor plan or area schedule with zone references and approximate areas, tell us the use of each zone, state any fire or slip resistance requirement, and give your available installation window. That is enough for a firm consolidated quote without a site visit — though we will still survey before manufacture or ordering.

What Determines the Price of a Commercial Project

Commercial work is quoted per project, not from a rate card. The drivers, roughly in the order they move the number:

  • Material and grade — commercial wear ratings, fire-rated and certified anti-slip products cost more than domestic-grade equivalents, and the certification is part of what you are paying for
  • Total area — the main lever; rate per sq ft falls materially at project scale
  • Subfloor condition — levelling, screed repair and moisture treatment can rival the flooring cost on a bad substrate, and cannot be assessed from a photograph
  • Installation window — out-of-hours, weekend and phased work carries a labour premium over continuous access to an empty site
  • Zoning complexity — many small zones with different materials and transitions cost more per sq ft than one large open area
  • Accessories — skirting, transitions, coving, entrance matting and edge trims are a real line, not a rounding item
  • Access — upper floors, service lift restrictions and limited unloading windows all add time
  • Programme risk — work squeezed into a very short shutdown window needs more people on site at once
The honest advice on comparing quotes: check what each one says about subfloor preparation. A quote that is materially cheaper usually excludes levelling, and that cost does not disappear — it arrives later as a variation, or as a floor that fails inside two years and gets blamed on the material.

Frequently Asked Questions

Can you install without shutting down our operations?
Yes — most of our commercial work is phased. That means evenings, weekends, or zone by zone so part of the site stays in use while another part is worked on. It needs agreeing at survey stage rather than improvised on site, because it affects the labour plan and the programme. Out-of-hours work carries a premium over continuous access to an empty site, and we will show that as a separate line so you can decide.
Why is commercial-grade flooring more expensive than domestic?
Because it is built to survive traffic that domestic material is not. On vinyl and LVT the critical figure is wear layer thickness, and a domestic-grade wear layer in a commercial corridor wears through in a fraction of its expected life. Commercial products may also carry documented fire and slip resistance ratings, and that certification is part of the cost. The five-year cost of the correct grade is almost always lower than replacing the wrong one.
Do you provide fire-rated and anti-slip certified materials?
Where a rating is required we supply a product that carries it, with the manufacturer's certification for that specific product. What we will not do is describe a material as fire-rated or anti-slip without documentation, because that satisfies nobody at an inspection and exposes you rather than us. Tell us the requirement at survey stage - it changes the specification, and retro-fitting a compliant material across a completed floor is a full re-do.
Do you handle subfloor preparation, or just supply and lay?
We assess the subfloor at survey and include the preparation needed in the quotation, because laying over an uneven or damp substrate transfers the problem to your new floor. Flatness should be within about 3 mm under a 2 metre straightedge, and the slab must be dry before anything goes down. If a quote you are comparing is silent on preparation, that is usually where the difference in price is.
Can a damaged area be repaired later without redoing the floor?
With carpet tiles and LVT, yes - individual tiles or planks can be lifted and replaced, which is a major reason both dominate commercial specification. With sheet vinyl and tiles it is harder and the repair is more visible. Either way, keep spare material from the original batch at handover: dye lots and production runs shift, so material bought two years later rarely matches, and we retain the specification so it can be re-ordered correctly.
