Curtains or Blinds for an Office?

They control glare precisely at eye level, take no floor space beside desks, and are far easier to maintain across dozens of windows. Curtains earn their place where acoustics, blackout and a finished look matter.

Fabric Selection for Commercial Use

Fire Retardant (FR)

Required by many commercial buildings and corporate fit-out specifications. Must be supplied with test certification, not just described as FR.

Heavy-Duty Polyester

The commercial workhorse — dimensionally stable, colourfast, tolerates repeated cleaning far better than natural fibres.

Blackout

Essential in conference and training rooms where projection is used. Specify lining plus adequate rod extension, not fabric alone.

Dim-Out & Sunscreen

Reduces glare while keeping the room usable and the view partly intact — often better than blackout in a working room.

If FR fabric is a requirement, get the certificate with the delivery. A fabric verbally described as fire retardant will not satisfy a fire officer, a landlord's fit-out checklist or an insurer. Confirm the requirement with building management before ordering, because retro-fitting compliant fabric across a floor is a full re-order.

Keeping the Facade Uniform

The most common complaint about office window treatments has nothing to do with the inside of the building. Mismatched fabrics, colours and drop heights across a facade are visible from the street and difficult to correct once installed.

  • One fabric and colour for everything visible from outside. Keep decorative variation to inward-facing rooms.
  • Check the building's rules. Many commercial complexes and business parks specify a permitted lining colour or external appearance as part of the facade standard.
  • Fix the drop height and stack side across the floor plate so the window line reads consistently.
  • Order the whole visible elevation in one batch. Dye lots shift between production runs, and a panel added later is noticeably off even in the same nominal colour.

Tell us your constraints at survey stage, not after ordering. Occupancy hours, lift access, building work permissions, whether drilling is allowed on the glazing mullions, and whether a fire-retardant certificate is needed — each of these changes the specification or the schedule, and all are cheap to accommodate before manufacture and expensive afterwards.

Maintenance Across a Floor

  • Vacuum on a schedule. In Indian cities dust, not wear, is what makes commercial curtains look tired.
  • Clean in sections so a floor is never entirely without window covering, and staff are never working in direct glare.
  • Keep spare fabric from the original batch. A damaged panel replaced from a new dye lot will not match.
  • Log the specification — fabric name, colour code, sizes by room reference. Two years later nobody remembers, and re-ordering without it means re-surveying.
  • Budget an annual clean rather than an early replacement. It is materially cheaper.

What Determines the Price of Office Curtains

Commercial quotes are per project, not per rate card. The drivers, in the order they usually matter:

  • Fabric grade — certified fire-retardant and heavy-duty commercial fabrics cost more than domestic cloth, and the certification is part of what you are paying for
  • Total area and window count — the main lever; cost per window falls significantly across a floor or a building
  • Blackout areas — conference and training rooms need lining and generous rod extension, so they cost more per window than open workspace
  • Mechanism — manual tracks are the baseline; motorised runs suit long or high glazing and boardrooms, and need power planned at each window
  • Hardware — tracks, double tracks and fixings across a whole floor plate are a substantial line, not a rounding item
  • Installation window — out-of-hours, weekend and phased installation carries a labour premium over normal working hours
  • Access — high atrium and stairwell glazing needs equipment and more time
