A restaurant needs two floors, not one. Behind the kitchen door the floor is a safety and hygiene item: grease and water together make the most slippery surface in any commercial building, and an inspector will look at how the floor meets the wall. Out front it is a durability and acoustics item: spills, chair legs, and the fact that a hard-floored dining room is often too loud to talk in. Specifying one material for both is the most common and most expensive mistake in a restaurant fit-out.

Back of House: Where the Liability Sits

A commercial kitchen floor sees hot water, oil, grease, food debris and staff moving quickly carrying things. This is the highest-risk floor in the building, and the specification is not a matter of taste:

Do not accept a decorative floor in a commercial kitchen. Tiles with open grout lines stain and harbour grease, and unwelded sheet or click-lock planks let liquid through the joints. Where a documented anti-slip rating is required, it must come from the manufacturer's certification for the specific product supplied — a description in a quotation satisfies neither an inspector nor an insurer. If a supplier is willing to quote a domestic-grade floor for your kitchen, that tells you what else they will cut.

The dining room has different problems, and one of them is usually ignored until the restaurant opens and nobody can hold a conversation.

The noise problem is real and solvable. A restaurant with hard floors, glass and bare walls becomes so loud at full occupancy that diners shorten their visit. Because the floor usually has to stay hard for cleaning, the absorption has to come from elsewhere — heavy curtains, fabric banquette seating, wall panelling, or treatment on the ceiling, which is often the largest untreated surface. Cleaning Regime Matters As Much As the Product

An anti-slip floor that is cleaned badly is not an anti-slip floor. This is the part most restaurants get wrong, and it costs nothing to fix:

  • Degrease, do not just mop. Mopping grease with plain water spreads a thin film across the whole floor, which is more slippery than the original spill
  • Use the right dilution. Too little detergent leaves grease; too much leaves a slippery residue. Both fail
  • Rinse and squeegee anti-slip textured floors — the texture that provides grip also holds residue if it is not rinsed out
  • Deal with spills immediately, and use wet-floor signage while the floor dries
  • Deep clean the texture periodically. Over months, grease fills the surface profile and the slip resistance you paid for quietly disappears

A commercial kitchen floor cannot be done in one night around service. Equipment has to come out, the substrate has to be prepared, seams welded and coving formed, and the floor left to cure before it gets wet. Anyone offering to replace a kitchen floor overnight between services is skipping the parts that make it safe and hygienic. Plan a closure — it is cheaper than doing it twice.

What Determines the Price of Restaurant Flooring

Quoted per project, and back of house and front of house price very differently. The drivers:

  • Zone split — certified anti-slip kitchen flooring with welded seams and coving costs considerably more per sq ft than dining-room LVT, because the material grade and the labour are both higher
  • Welding and coving — skilled labour lines in their own right, not included in a plain lay rate
  • Documented anti-slip grade — certified products cost more, and the certification is part of what you are buying
  • Substrate and drainage — forming or correcting falls to a gully is often the largest single item in a kitchen floor
  • Total area — rate per sq ft falls with scale
  • Equipment handling — who disconnects and moves kitchen equipment; agree this before quoting, as it can dominate the programme
  • Shutdown window — overnight and phased work carries a premium, but a kitchen floor needs proper closure regardless
  • Acoustic treatment if you are addressing dining-room noise at the same time
Where not to economise: the kitchen and the dishwash area. A slip incident, a failed inspection or a floor that has to be relaid inside two years all cost more than the difference between a certified anti-slip floor and a cheap one. Economise on staff corridors and stores instead.

What flooring is required in a commercial kitchen?
